Aude - Narbonne-Plage

This is the 3rd and last phase of an already existing development. It is to be built in the continuity of the actual development which very successfully reproduces and even enhances the Mediterranean architecture of a French Southern village. Though rather vast, the development has the looks of a true and typical Southern village. The last phase of the development will be a mingle of terraced houses and one low rise apartments block, with only 34 units. While homogenous the architectural style is not uniform. Everywhere is the architecture refined and respectfully reproduces features of Mediterranean style: ochre coloured renders, green wooden shutters, wrought-iron details, pergolas, Roman tiles roof, Genoise eaves, pilasters, reproduction of antique fountains, etc... Everywhere has Mediterranean vegetation been planted or kept: pines, olive trees, vines, cypresses, oleanders, palm trees, lavender, rosemary…
The development was designed for full-time residents which is the case at 70%. As a consequence private gardens are well tended, terraces are full of flowers and there is not this unpleasant feeling of living in a ghost city when winter arrives.
The development is within walking distance (800 m) to a 3 miles fine sand beach and is really on the fringe of the protected area of Regional Natural Park of the Narbonnaise.
The 3rd and last phase for sale at present is made of two and three bedroom apartments or terraced houses.

Few places on the Languedoc coastline can boast such a blessed geography as Narbonne-Plage: nestled between a long sandy beach and a vast natural protected area planted in Mediterranean vegetation. We also particularly love the refined Mediterranean architecture of this development and the attention paid to details.

Aude - Narbonne-Plage

Narbonne-Plage, coastal resort of the town of Narbonne, enjoys a blessed geographical position. Far from other densely developed and overpopulated beach resorts of the Languedoc coastline, Narbonne-Plage is a family-oriented resort with a 3 miles beach of fine golden sand. One reason for it not being overcrowded is that it is leaning against the Clape Mountain, which is part of a very wide area of protected nature: the Narbonnaise Natural Regional Park which covers 80 000 hectares (200 000 acres) and is one of the last major preserved sites of this size on the French Mediterranean coast. This Natural Regional Park guarantees that the land cannot be built and wild Mediterranean landscape is preserved. Thus Narbonne-Plage has the double and rare advantage of enjoying a flat coastline with a very long sandy beach and small harbour along with a typical Mediterranean landscape of craggy hills, planted in Southern vegetation such as pine trees, olive trees, cypresses, vines, scrubland and the Mediterranean aromatics herbs like thyme, rosemary and fenel. This place is therefore ideal for the practice of many sports: all types of water sports of course, as well as cycling along the flat coastline and also hiking along the endless tracks of the Clape Mountain amongst the humming of cicadas and the delightful scent of pines. In fact Narbonne-Plage could be the quintessence of the Mediterranean world. If this sounds too good to be true, there are a few drawbacks. As this seaside resort started being developed in the 60’s, some of the village centre buildings are a bit old fashioned and would need a good re-styling. As a matter of fact the seafront villas which could formerly be qualified as "vintage" or old fashioned are now being renovated with taste by full-time residents. Another good point is that there are very few high-rise buildings and most housings are private villas set in gardens of good size for coastal standards, with vegetation that has had time to grow. Given the blessed geography of Narbonne-Plage, there are high chances that big renovation projects will be carried out in order to make the most of this exceptional location. This has already started for instance with the few new developments which have been recently built in Languedoc-style architecture. As a consequence Narbonne-Plage has started having more full-time residents, be it retired people or young actives with family working in the Narbonne area. As a matter of fact, the town of Narbonne is just a 15 minutes’ drive and provides an even wider range of amenities, shops and shopping malls.

The development is nestled between two hills thus sheltered from sea winds. It is also isolated from the town centre activity which is still within walking distance thanks to a street created on purpose. A private street meanders through the development from the entrance to the new street which has been created to connect the development with surrounding areas and provide a quick access to the beach.
Access to the Clape Mountain is just at your door’s step. As a matter of fact, the Northern side of the development gives directly onto the Clape protected area with its craggy hills planted in pines and scrubland. This part of the communal territory is the last to be constructible as the protected area starts at the border of the development. The humming of cicadas can be heard from the development.

The southern part on the development gives onto a hill planted with pines and dotted with villas.
Sports facilities such as tennis courts and a very well-tended municipal swimming pool are also within walking distance (1 km) and so are all the amenities and shops of Narbonne-Plage centre.

The existing development is divided into 11 small gated residences. The last phase of the development will be the 12th gated residence.

The last phase of the development will comprise 34 terraced houses and apartments.
A first part of the development is made of terrace houses with private gardens surrounding a square planted in Olive trees and where a stone fountain artfully reproduces an old one. It is called L’Esplanade des Oliviers.

On the right 8 other terrace houses have the nice name of Villas de la Pinède. Then beside these villas a crescent of 2-storey buildings sheltering south facing apartments with pergolas gives onto a private landscaped garden planted with pine trees. It is named La Corniche as it is the highest point of the development. 8 villas also on the highest point of the development are named la Haute Corniche.

Next to them 11 villas constitute le Clos Syrah while 5 terrace houses and 12 apartments constitute le Clos Carignan. 25 other villas are distributed between 2 other mini gated residence: Villas de la Garrigue and Villas de la Colline.

Then La Vigneraie 1 and La Vigneraie 2 are low rise buildings with 18 apartments each while the last mini gated residence is called La Vigneraie 3 and counts 18 flats and 4 terrace houses.
Each mini residence is independent from the others and gated.
