Gironde - Bordeaux
The project is in the area of Bordeaux that will know the greatest changes over the next years and those changes have already started. As a matter of fact the project is located within the premises of the most important urban development project of the Bordeaux area over the last 20 years, and one of the biggest urban projects being undertaken in France at present. Saint Jean Train Station, just 500 m away from the residence, will host the newest TGV connections to several big cities and will put Paris at just 2hrs as of 2017, Bilbao (1h40) and Toulouse (1hr). The station traffic will double thanks to the complete renovation and enlargement of the station.
Furthermore, the new St Jean Train Station will be the heart of the new Euratlantique business district, a vast project of business centre to take shape until 2020 around several activities such as a World Trade Centre, the Digital City to host start-ups acting in the digital area, a Regional Hub for Culture and Creative Economy and an Environmental Awareness centre.
On top of offices, this renovated district will also host housing, public equipment (schools, nursery school and day care centre), local shops and trades. A new bridge on the Garonne River will link those premises to the rest of the urban community of Bordeaux. This bridge will meet a current need to develop an inner ring road network by creating a link open to all forms of transport (private vehicles, dedicated public transport lanes, pedestrians, 2-wheel transport lane, quite a new type of bridge).
The project is not going to be right in the heart of this massive urban renovation project, but rather on the fringe of it, thus benefiting from its vicinity without being bothered by the works. Still, the Army Medical School Site has been the highlight of a renovation process of the whole district on a smaller scale but interesting. This project called Bordeaux (Re)Centres is being undertaken at present and started mid-2011. Its aim was the renovation of the Eastern part of the historic town centre and among other districts the improvement of the district around the Navy Medical School.
At the back of the project is a vast development, made by the same builder and called Urban Art that is being built at present. It offers a mix of block of flat (108), one student hall and one hotel organized around a plaza with shops, landscaped gardens and pedestrian ways. All the parkings are located underground. Urban Art is not the only project of the Bordeaux ReCentre(s) global project which encompasses too the renovation of many historic buildings which had been ignored for long, new public equipment and the creation, from this area and up North towards the Garonne quays public gardens, of a pedestrian landscaped track. This will provide a pleasant way of reaching by foot or bike the district around the Sainte Croix Church and its arty atmosphere where you find the National Theatre of Bordeaux, the School for Fine Arts of Bordeaux, and the Music Academy of Bordeaux.
