In the historic centre of Bordeaux, exceptional and rare renovation project of a quarried stone building part of the historic heritage of the town.

The building was formerly hosting the prestigious Army Medical School and is now going to become an intimate residence of only 24 units with a unique blend of old and new rarely found in a modern development thus providing the charm of a period flat with the peace of mind of a modern property.

The building is facing a vast park called Place André Meunier, which is being redeveloped at present and has a pedestrian plaza at its back separating the project from a brand new development replacing most of the old derelict buildings of the former Navy Medical School. At its right the project has a prestigious neighbour, namely the Lycée Gustave Eiffel, the second best High School in Bordeaux after Lycée Montaigne. At its left hand side a 4* hotel is being created in what was formerly the faculty of Zoology of Bordeaux, another iconic piece of XIXth century architecture. The Hotel de la Zoologie, as it will be called, will host 40 rooms, one spa, one restaurant and one interior garden.

When heading towards the North, the project is located less than 500 m away from the quayside, one of the most magnificent waterfronts in the world thanks to beautiful 18th century façades lining the river and numerous listed historic buildings. The quayside of Bordeaux are the heart of an outstanding urban ensemble designated a World Heritage Site by UNESCO in 2007. This part of the city with its various facets is defining a new lifestyle for the entire Bordeaux area. The lawns, parks, and gardens along the Garonne have become great places to take a walk, ride a bike, go shopping or simply relax and enjoy oneself or meet people.

Renovation works have just started and delivery is due between 2nd and 4th quarter of 2018. Since the building will be entirely refurbished buyers have the possibility to choose their interior decoration as much as possible within a wide range of choices. In general 8 months before delivery the colours and materials have to be chosen. I also enclose the builder's brochure for the choices of colours and materials in the flats but bear in mind that for this project the choice is even wider than the one shown the catalogue since it's about 80% of the main supplier range that can be chosen from. The builder has selected renowned suppliers for each part:

- Porcelanosa, a Spanish high end provider of quality ceramics, for the ceramic tiling for the floors and walls in bathroom/shower room: in the living room(s) and bedrooms buyers can choose either ceramic tiles or wooden floor. Wet rooms have to be tiled.
- Peintures de la Seigneurie, a famous paintings manufacturer from Bordeaux for the paintings: it is possible to choose the color of each room from a wide pallet of trendy colors (around a 100)
- Kitchens are not fitted in the flats except the studios but the builder has a in-house service for kitchen and kitchen units are manufactured in France 200 km North of Bordeaux.
- Bathrooms are fully fitted and buyers can choose from a selection of colors for the vanity unit, wall tiling. Wardrobes are fitted too with a choice in the doors finish.

The communal parts will be dealt with the respect due to such an old property and to enhance its charms. The entrance hall for instance will receive a glassed lift in order to combine modern comfort with the conservation of such nice features as plaster mouldings in the walls and ceilings, carvings in the stone, cement tiles on the floor and walls painted in an assorted colour, majestic lanterns, the stained glass main door.

The project is in the area of Bordeaux that will know the greatest changes over the next years and those changes have already started. As a matter of fact the project is located within the premises of the most important urban development project of the Bordeaux area over the last 20 years, and one of the biggest urban projects being undertaken in France at present. Saint Jean Train Station, just 500 m away from the residence, will host the newest TGV connections to several big cities and will put Paris at just 2hrs as of 2017, Bilbao (1h40) and Toulouse (1hr). The station traffic will double thanks to the complete renovation and enlargement of the station.

Furthermore, the new St Jean Train Station will be the heart of the new Euratlantique business district, a vast project of business centre to take shape until 2020 around several activities such as a World Trade Centre, the Digital City to host start-ups acting in the digital area, a Regional Hub for Culture and Creative Economy and an Environmental Awareness centre.

On top of offices, this renovated district will also host housing, public equipment (schools, nursery school and day care centre), local shops and trades. A new bridge on the Garonne River will link those premises to the rest of the urban community of Bordeaux. This bridge will meet a current need to develop an inner ring road network by creating a link open to all forms of transport (private vehicles, dedicated public transport lanes, pedestrians, 2-wheel transport lane, quite a new type of bridge).

The project  is not going to be right in the heart of this massive urban renovation project, but rather on the fringe of it, thus benefiting from its vicinity without being bothered by the works. Still, the Army Medical School Site has been the highlight of a renovation process of the whole district on a smaller scale but interesting. This project called Bordeaux (Re)Centres is being undertaken at present and started mid-2011. Its aim was the renovation of the Eastern part of the historic town centre and among other districts the improvement of the district around the Navy Medical School. 

At the back of the project is a vast development, made by the same builder and called Urban Art that is being built at present. It offers a mix of block of flat (108), one student hall and one hotel organized around a plaza with shops, landscaped gardens and pedestrian ways. All the parkings are located underground. Urban Art is not the only project of the Bordeaux ReCentre(s) global project which encompasses too the renovation of many historic buildings which had been ignored for long, new public equipment and the creation, from this area and up North towards the Garonne quays public gardens, of a pedestrian landscaped track. This will provide a pleasant way of reaching by foot or bike the district around the Sainte Croix Church and its arty atmosphere where you find the National Theatre of Bordeaux, the School for Fine Arts of Bordeaux, and the Music Academy of Bordeaux.
